Woah things have changed

Buyers, did you know....

Even with still low inventory buyers are currently able to negotiate in favor of themselves.


Unlike 3 months ago when homes were going for 20k over asking price, buyers are currently negotiating homes for 20k Under asking price. No this is not the case for every home, but there are beautiful homes that have been sitting on the market for 7+ days going under asking price with no competition!


Last week I helped clients buy a 2021 built home for $15k under asking price! Not a story you would have heard 3 months ago, and not a story you would have guessed is today's reality. Being a realtor, this is what I get to do every day, I dig a and plug into the market. The market is constantly changing, and my job is to keep you informed!


Once a week we have a team meeting about the market and what we are doing to best help our clients and what is happening with our offers or listings. This week and last week we were talking about the multiple clients we have helped negotiate homes under asking price. A few of the stories were the sellers had another house already and wanted theirs gone, aka accepting low offers after it had been sitting on the market for 4+ days.


Working with a good agent gives you an upper hand in the market, and notice how I said good agent. Though I may be plugging into the market every day and finding ways to best help my clients win, doesn't mean that's the story for every agent.


Align yourself!
